Photo album Every apartment has a series of photographs which highlight in some way the particular features the home has to offer.
For technical reasons on internet, these photographs do not maintain their original fine quality and the colours may have changed slightly. Nonetheless, they still give the visitor an idea of the kind of home that they will be visiting.
By clicking on any of the small apartment images at the top of this page you will be able to access the complete set of information relevant to the specific apartment illustrated in the thumbnail photograph, and to enlargements of the same.
Where the photographs are limited in creating a complete 'picture' in your minds eye, we hope that the description and practical information will provide the rest.

Description The description for each apartment has been prepared to help you imagine what kind of environment your chosen Venetian 'home' belongs to. The local 'colour', sounds and traditions.
We have attempted to 'draw' a picture of the home comforts you will find so that you may evaluate the idea of a visit in any season. We mention the delights just outside the front door which will in some way assist you in appreciating the pleasure of living in such a unique city, even if only very briefly.
These homes are all within a very short distance of the most common services such as banks, post office, chemist, restaurants, bars, supermarket and local transport.
Many of them are in the brand new award-winning area of Judeca Nova which has been so widely publicized in recent times. What is certain is that they are all 'new', either recently built or recently renovated, and as such can all boast new, quality furnishings and finishes which go from the marble floors to the new mattress!
Facilities & Sleeping This is certainly the most practical area of the home description page, and will tell you exactly what you are going to find in the way of home appliances, heating and cooking systems for the apartment.
It is here that you will be able to see exactly how many people the apartment will sleep (every home has a maximum) and what kind of bed they are going to find. Will they have a separate room? "Will I be able to take a shower, or is there a bath tub? Do I think I am going to be wanting to use a washing machine? How much television will I be wanting to watch, if any? Is there somewhere to play my favourite cds or am I quite happy with the local radio or my favourite book?"
Only you can decide how important each of these answers is for you and your travel companions, and choose your apartment in Venice accordingly. If you have any specific questions please feel free to contact us.

Tariffs Here is a sample set of tariffs which are self-explanatory.
Below the tariffs is a 'key' which explains the breakdown of prices between high and low season, and where appropriate for extra high season such as Christmas and New Year.
You will also see whether an apartment is available for short lets. These normally cost proportionately more as they still require the same cleaning and laundry servicing as the longer stays. Some tables may display a set cleaning/laundry fee over and above the short let rental.
Beneath the tariff table is a list of what it includes, and whether you will find any extras to pay on top of that basic cost. Naturally you will also find details of eventual discounts and special offers and how to apply for them. Look out for those owners who offer 'last minute' reductions.
Please note that these are only examples and each apartment will have its own set of tariffs with specific breakdown! Note also that some prices are displayed in English Pounds, and others in Euros.

Booking Please check the availability and be careful about making any travel arrangements before having concluded a booking for your preferred rental period!
Here is an example of the contact details:
Apartment ref: 'Azzurro' 205
E-mail: ask@giudecca-homes.com Click here for availability request form
By clicking on the availability request link, you will be taken to a simple form which requires some very basic details. We need these to assess your enquiry, and if the rental period which interests you is free, to offer you an initial booking.
This will be confirmed as soon as your deposit has been received. Please note that many owners deal directly with their guests and so not all booking procedures are exactly the same. It is very important to check out these specific details for the apartment of your choice!

Terms & Conditions Most of the terms and conditions that follow are common to almost every apartment. Yet again, it is important to look carefully at those for the apartment of your choice as a number of these may vary very slightly. One example might be for the non-smoking rule which is normally more flexible for the homes that have open spaces such as a garden or terrace.
The question of children being allowed in a home changes slightly also, and whereas one owner might accept children under 10, another may only accept older children or adults for security reasons. Inevitably a home with a roof deck is not really suitable for young children for example.
One word of warning which applies to every home, is the need to respect local by-laws when it comes to noise levels! There is a 'siesta' between about 13.30 and 15.00 (lunch time) when noise levels must be contained, and the same applies after 23.30 (11.30 pm) - any disturbance of the peace at those times may have the local police knocking on your door!
Common sense will tell you whether any excessive noise is down to a local festival (just take the Redentore as an example) or perhaps for a special party for which the neighbours may have warned you in advance of an extension of normal hours. Every owner has taken out appropriate insurance for his home and guests, and has had his home authorized by the Italian Tourist Board as being the required standard for holiday rentals.
Here follows an example set of terms and conditions common to most apartments
Day of arrival - flexible (please check at time of booking)
Arrival time after 4pm (16.00 hrs)
Departure time by 10am (10.00 hrs)*
No smoking
No animals
The apartment is not suitable for children under 12 years (this is variable)
